1429 Challen Ave- Completed Project- Video Tour

After 3 months of work the project has been completed. Over fifty people came to the open house on 11/3/12, and yesterday the Realtor Caravan attracted a ton of interest with over thirty brokers / agents who came through wanting to see the finished product. The feedback from everyone that has toured the home has been extremely positive. Pretty much everyone who has seen the property has made a comment about the impressive renovation work, attractive interior design, awesome large fenced in lot, and all have pointed out the detached 2 car garage as a big bonus for a home at this price range in the historic district.

1429 Challen Ave- Wrapping up the renovation

Check out the inside of this terrific home that we're about finished with in Avondale. Landscaping has been delayed, but it should be done by the end of the week. The final blog post will be up soon- check back in a few days to see it.

Since our last update the property has a new roof on the house and garage, sheetrock has been installed, and the stucco work has begun on the new master suite addition. Check out the video and see for yourself.

Much more progress has been made since the weather has improved. Framing of the new master onsuite bedroom is complete. New roof, siding and landscaping will start soon.

1429 Challen Ave: New Master Suite Addition Framing Started

Framing on the new addition is now underway. Here's a short video on progress to date at this project. When it's finished, this home will have a very luxurious master bedroom with large walk-in closet and bathroom.

We never know what we're getting into with these historical homes until we're in the demo phase. Today we had to completely remove the old tile & sub-flooring in the hall and master baths. The next owner will enjoy knowing this extra work was done to get it done right!

New Project Starting at 1429 Challen Ave (Avondale)

We're starting work on this new renovation in Historic Avondale. A new master on-suite addition will be built that will feature a very large walk in closet and bath with his & her vanity, enclosed toilet and over sized walk-in shower. The construction will be finished by the end of September.

2012 Historic Preservation Award

This is the second year in a row that Coastal Living Properties, LLC was recognized by the Jacksonville Historic Commission for the fine job restoring the abandoned home at 1318 Dancy Street. This home was uninhabited for over  seven years, and was scheduled to be demolished for safety reasons. The work took over six months to complete. Here Paul proudly displays his certificate presented to him by the Historic Commission on 5/3/12.

906 Ponte Vedra Blvd: Open Cell Blown Insulation

Open Cell Foam insulation is becoming very popular with new construction because of its high energy efficient value. The foam insulation and no roof vents transform the attic space into cooler temps in the summer and warmer in the winter- the concept is similar to a insulated ice-cooler. In the end this home will have much lower heating and cooling bills.

Our system for weather proofing the exterior doors and windows is extensive because the lose of heat and cooling through gaps in these areas can be costly, and more importantly preventing water intrusion is vital, especially so close to the ocean.
